Spring Lake Village

5555 Montgomery Drive, Santa Rosa

The project included the expansion of an existing Continuing Care Retirement community with five major components:

1. West Parcel ($35M)

Construction of 62 new housing units for senior independent living in 10 wood-framed buildings, a mix of larger villas and smaller, two-unit cottages. This portion of the project is seeking certification by LEED for Homes and also includes roads, sidewalks, landscape & irrigation and site utility infrastructure to this new area of the complex. Cahill self-performed the wood framing. 

2. Fitness Auditorium Building

A new steel and wood-framed, 13,592 s.f. building constructed to replace the existing auditorium that was demolished. The new facility is LEED certified and contains an auditorium/aerobics room, lobby/pre-function area, storage, public restrooms and fitness amenities with an indoor pool & spa, locker rooms, a large exercise room, and pantry.

3. Village Center

Remodel of a 46,000 s.f. one story, wood-framed, on-grade building consisting of community spaces including a dining room, library, art room, lounge areas, conference rooms, restrooms, laundry, administrative offices, front desk, and mail room. The remodel included replacement of most finishes as well as mechanical upgrades to replace boilers and pumps, install new air handlers, and modify the existing fire sprinkler system. This work was carried out across four phases to allow the Village Center to remain in modified operation during construction.

4. Buildings K&L

Remodel of existing Building K (1st floor memory care and 2nd floor assisted living), as well as a new building addition between two adjacent existing buildings (K&L). The new addition included an elevator, clinic spaces, dining, living and activity rooms at the 1st floor, and storage, a spa, and fitness rooms on the 2nd floor.

5. Overall Campus Site Improvements

The overal campus site improvements were completed while the campus remained occupied. Scope included constructing a garden & mulch sheds, covered parking, a new resident “veggie” garden, an activity area, parking & paving improvements, lighting, a chapel garden, and signage.
